What is a DSCR loan?
A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the property's rental income, not your personal income or tax returns. If the property's projected rent covers the mortgage payment, you qualify. It's the standard tool for investors scaling beyond what conventional W-2 lending allows.
Do I need tax returns to qualify?
For our investor loans (DSCR, Fix & Flip, Bridge), no tax returns required. For conventional/FHA/VA loans on primary residences, yes. On the first call we'll tell you exactly which product fits your situation and what documentation you'll need.
Can I close in my LLC?
Yes. DSCR loans close in LLCs as the standard. Great for asset protection, simpler tax strategy, and portfolio management. We'll walk through your entity structure on the first call and make sure your deal is set up the right way.
How fast can you close?
DSCR purchases typically close in 21-30 days. Fix & Flip loans can close in 7-10 days when needed. Refinances run 30-45 days depending on the lender. Speed depends on how quickly appraisals come back and how responsive you are with documentation. We move fast when you need to move fast.
What states do you lend in?
Nationwide for investor loans. State-specific for conventional/residential. We've closed deals in 27+ states from California to New Hampshire. If you have a deal in any state, we can almost certainly fund it.
What's the minimum down payment?
DSCR: typically 20-25% down on purchases. Fix & Flip: 10-15% of the purchase price plus rehab costs. Conventional investor: 15-25%. Your exact number depends on the deal, your credit, and the lender we pair you with. We'll give you real numbers on the first call.
